On full re-roofs

A full re-roof is the right call when patching up isn't going to cut it any more. If your roof is leaking in multiple places, missing tiles after every storm, or simply past its useful life, replacing it properly is the only fix that lasts.

What a full re-roof involves

We strip the existing roof covering back to the rafters, removing the old tiles or slate, the underlying felt, and the battens. We then inspect the roof timbers - if any are rotten or damaged, we replace them before going any further. Once the structure is sound, we fit new breathable felt, new treated battens, and your chosen roof covering.

Materials we use

We work with all the main roof coverings: natural slate, concrete and clay tiles, and reclaimed materials where the property calls for it. We'll talk through the options with you when we quote, and we'll explain the cost difference clearly - there's no upselling. The materials we recommend are the ones we'd put on our own homes.

Leadwork and finishing

A re-roof isn't just the main covering. New leadwork around chimneys, valleys, and abutments is what stops leaks for the long term. We fit new lead flashings as part of every re-roof - it's not an extra. We also replace ridge tiles and hip tiles, and we point everything properly with the right mortar mix.

The process from quote to completion

When you get in touch, we'll arrange a free site visit. One of the brothers will come out, get up on the roof if it's safe to do so, and properly assess what's needed. We'll send you a written quote as soon as possible, broken down so you can see exactly what you're paying for.

Once you give us the go-ahead, we'll book you in. A full re-roof can take anywhere between a few days to a few weeks depending on the size of the property. We work Monday to Friday, 8am to 4pm, and we'll keep you informed throughout.

When the job's done, we tidy up properly - no piles of rubble left behind. You'll get your 10-year guarantee in writing, along with any certificates and paperwork you need for insurance or future sale of the property.

Insurance work

If your re-roof is being covered by an insurance claim - storm damage, fire, or accidental damage - we can deal with your insurer directly. We provide the quotes, photographs, and reports they need, and we handle the paperwork so you don't have to.

How do I know if I need a full re-roof rather than repairs?

If you are patching the same roof every winter, tiles are slipping in several places, the felt underneath has perished, or the battens are spongy, a re-roof usually works out cheaper than another five years of repairs. We will tell you honestly which it is after looking at the roof, and we are happy to quote both options so you can compare.

How long does a full re-roof take?

A full re-roof can take anywhere between a few days to a few weeks depending on the size of the property, the materials, and how much chimney and lead detail there is. We give you a realistic timescale with the quote and keep the roof weathertight overnight throughout.

Do I need planning permission to replace my roof?

Not normally, if you are replacing like for like. Changing the look of the roof, for example going from slate to concrete tile in a conservation area, can need permission, and any re-roof has to meet building regulations for insulation and ventilation. We deal with the building inspector as part of the job.

Can you match my existing tiles or slates?

Usually, yes. We can source most current tiles and reclaimed or new slate to match, and where an exact match is not possible we will show you the nearest options before we order anything. On a full re-roof the whole covering is new, so the finish is consistent.

Is the quote really fixed?

Yes. You get a written, itemised quote covering access, materials, labour and waste, and it is free. The price only changes if the agreed specification changes, for example if we open up the roof and find rotten timbers that were not visible from the survey. If that happens we stop, show you photos, and agree the extra before carrying on.

What does the 10-year guarantee cover?

The workmanship: the way the roof was stripped, fixed, flashed and finished. If something we did fails within ten years, we come back and put it right. Manufacturer warranties on the materials sit on top of that. You get the guarantee in writing when the job is signed off.
